Scope of Work

The Metrotower III is a LEED platinum 400,000 square foot, 29 storey “AAA” class office building with a five storey parkade. This building is the third and final phase of the Metrotower office complex in the heart of Metrotown’s commercial centre in Burnaby, BC.

Houle installed DDC controls for the new office tower, including the installation of 575 fancoil units, 125 variable air volume (VAV) boxes, three chillers, three boilers, nine air handling systems, and parkade gas detection. This carefully planned combination of ventilation, heating, and cooling leads to a more efficient energy saving system that requires only routine maintenance and leaves a minimal carbon footprint.

Challenges
To correctly time the install of the fancoils once mechanical and electrical were complete, Houle  ensured it kept on schedule with the other trades working on the site.

Successes
Houle’s effective coordination with the mechanical and electrical trades minimized the extra time spent on the 700 terminal units located on the tenant floors. Houle successfully integrated the Daikin Variable Refrigerant System, chillers, and variable speed drives using the BACnet protocol.
